HomeWorks delivers professional painting across Cape Coral--from canal-front stucco homes in the SW Cape to family properties in the Pelican area and waterfront estates at Cape Harbour and Tarpon Point. We prepare surfaces for salt air exposure, use coatings rated for canal-proximity conditions, and work within HOA color requirements.

Cape Coral's 400+ miles of canals create a unique painting challenge. Salt air from the canal system accelerates paint breakdown on exterior stucco, trim, and metal surfaces. The prevailing stucco construction means nearly every Cape Coral home requires exterior coatings that bond to masonry and resist salt-driven moisture infiltration. HOA communities in Cape Harbour, Tarpon Point, and newer developments in the SW and SE Cape enforce specific color palettes and coating standards. We have painted hundreds of Cape Coral homes and know the difference between coatings that last 8 years and those that peel in 3. Proper salt-air prep is not optional here--it is the single biggest factor in how long your paint job will last.
Standard pressure washing is not enough for Cape Coral canal-front homes. Salt deposits embed in stucco pores and cause paint to blister from beneath. We use a chloride-neutralizing wash on canal-facing walls, test moisture levels with a pin meter, and apply salt-blocking primer on any surface that shows elevated sodium readings. This extra step adds a day to prep but prevents premature failure on homes near the canals.
Cape Harbour, Tarpon Point, Sandoval, and many SW Cape communities require architectural review board approval before exterior painting. Color choices must come from an approved palette, and some communities require specific sheen levels and coating brands. We handle the HOA submission process--providing color chip samples, coating specifications, and contractor credentials--so your project is approved before we open a paint can.
Cape Coral is overwhelmingly stucco construction. Stucco requires elastomeric or 100% acrylic coatings that flex with thermal expansion and bridge hairline cracks. We use Sherwin-Williams Loxon, Duration, or equivalent products formulated for masonry in subtropical salt-air environments. These coatings seal the stucco surface, resist mildew, and block salt migration--lasting 8 to 10 years instead of the 4 to 5 years you get from standard latex paint on stucco.
We visit your Cape Coral home to discuss colors, assess stucco condition, test salt and moisture levels on exterior surfaces, and review HOA color requirements. You receive a detailed scope of work and pricing before any commitment.
We submit colors to your HOA for approval where required. Preparation includes chloride-neutralizing wash on canal-facing walls, pressure washing, stucco crack repair, caulking, and salt-blocking primer application. Interior prep includes moisture testing, sanding, filling, and priming.
We apply premium coatings during optimal humidity windows--avoiding early morning dew hours and afternoon rain. Exterior stucco receives elastomeric or acrylic masonry coatings. Interior walls get premium latex with mildew-resistant additives. Cabinet painting uses catalyzed conversion coatings for factory-smooth results.
We walk through the completed project with you, checking coverage, edges, and finish quality in different lighting. Touch-ups are handled on the spot. You receive leftover paint labeled by area for future maintenance.
